Garner, the midscale conversion brand of IHG Hotels
& Resorts, has reached 100 open hotels worldwide less than three years
after its launch in August 2023. The milestone marks the fastest global
expansion of any brand in IHG’s history and highlights growing demand for
flexible conversion models in the hospitality sector.
Strong pipeline and global expansion
In addition to its existing portfolio, Garner has
nearly 80 hotels in the pipeline, which is expected to significantly expand its
footprint in the coming years. The brand is already present or planned in 12
countries, including the United States, Mexico, Italy and Japan.
Conversion properties play a key role in this growth.
In 2025, they accounted for 52 percent of all IHG room openings. Garner’s
flexible development model, competitive cost structure and reduced pre-opening
requirements have contributed to rapid project turnaround times, with some
properties opening just weeks after signing.
Focus on essential comfort and value
Garner targets travelers seeking reliable comfort and
service at an accessible price point. The brand emphasizes core stay elements
such as comfortable beds, quality sleep and hot breakfast, complemented by
practical workspaces for business and leisure travelers.
At the same time, each property reflects the character
of its location, incorporating design elements inspired by its surrounding
city.

Regional growth across Americas and EMEAA
In the Americas, Garner recorded 32 signings and 23
openings in 2025, ranking among the most active IHG brands in the region. New
properties include the first hotel in Mexico and additional locations in the
United States, including Montana and Arizona, as well as expansions in the
Boston and New York areas.
Across Europe, the Middle East, Asia and Africa,
Garner achieved 43 openings in 2025, the highest number among IHG brands in the
region. Growth was driven in part by a large-scale agreement in Germany with
NOVUM Hospitality. Further expansion included market entries in Italy, Türkiye
and the United Kingdom, as well as multiple openings in Japan and Thailand,
alongside initial signings in India.
Further expansion planned in Greater China
Looking ahead, Garner plans to expand into Greater
China later in 2026, further strengthening its presence in key high-demand
travel markets. The brand aims to offer additional options for travelers
seeking efficient, comfortable stays in major urban destinations.
